
L’Îlot Angus is the new project of 350 affordable rental housing units at Technopôle Angus.
We have compiled a list of the most frequently asked questions regarding L’Îlot Angus. Please take a moment to review them. You are likely to find all the information you are looking for.
1. What are the eligibility criteria for the housing units? How will tenants be selected?
The Angus Group will adhere to the criteria outlined in its agreement with the Société d’habitation du Québec (SHQ), which specifies distinct income thresholds by region.
For the year 2024, the maximum income limits were as follows:

2. How much will the Angus Block units cost to rent?
In line with our agreement with the SHQ, rental prices will be fixed for the first 5 years. After that, they will be adjusted according to the rates established by the Administrative Housing Tribunal (TAL).
If the units had been rented out in 2024, the following rental prices would have applied:
Type and monthly rent:
- 1 room (3½): $1,069
- 2 rooms (4½): $1,202
- 3 rooms (5½): $1,415
Please note that these rental prices are indexed to inflation. Rentals in 2027 will include an additional charge of approximately $40 on the prices listed above.
3. Can I reserve a unit now?
At this time, we are not accepting any reservations. Please subscribe to our interest list to be among the first to be notified when the units are ready for rent. Please fill out the form on this website with your contact details.

4. When will the first tenants be able to move in?
The first few units should be ready by the end of fall 2026/winter 2027. The Société de développement Angus (SDA) has the expertise and the partnerships required to ensure the project’s timely delivery. While some factors may be beyond our control, we are committed to expediting the process.
5. How will the housing units be allocated?
Details regarding the allocation of housing units have not yet been made public. When the time comes to allocate units, we will begin by contacting those on our interest list with all the relevant information. You can register now using the form available on our website.
6. What sizes will be available?
There will be 1, 2 and 3‑bedroom units available, with average sizes of 606 sq. ft. for a 1 bedroom unit (3½), 846 sq. ft. for a 2 bedroom unit (4½), and 1,060 sq. ft. for a 3 bedroom unit (5½).
7. How many of each type will be available?
- 1 bedroom: 121 units
- 2 bedrooms: 134 units
- 3 bedrooms: 95 units
8. What is included in the rental price?
Rental prices do not include extra expenses, such as parking, electricity, internet, furniture or appliances.
9. Will parking spaces be available?
Yes. The building will have 225 parking spaces and 700 bike spaces underground.
10. Is smoking cigarettes or cannabis allowed inside the units?
No. Smoking cigarettes or cannabis is prohibited inside the units, on the balconies and in communal areas. Outdoor smoking will be permitted at least 9 metres from the building’s entrances.
11. Will tenants be allowed to have pets inside the units?

12. Where will the Angus Block be located?
The units will occupy 2 lots in the Technopôle Angus eco-district. They will be located on the east side of Molson Street, south of Mont-Royal Avenue, directly across from the Giant Steps centre and 4500 – 4600 Molson.
13. Will the units include washer and dryer outlets?
The 2 and 3‑bedroom units (4½ and 5½) will include outlets for washers and dryers. To optimize space, however, the 1 bedroom (3½) units will not come equipped with these outlets. A laundry room for the exclusive use of tenants will be available on the ground floor.
14. What services will be included in the Angus Block?
The Angus Block project is an affordable housing initiative. To keep rental prices in line with our agreement with the SHQ, no additional services beyond the maintenance of communal areas will be offered.
