1. Who will be eligible to live in a unit? What will the selection criteria be for renting a unit?
Groupe Angus will use the guidelines set out in its agreement with the SHQ, which establishes different income thresholds by territory.
For 2026, the maximum income limits are as follows:

To stay informed, we invite you to register on the interest list. We will contact the people registered on this list when the time comes to rent the units in order to provide them with the necessary information. They will be the first to be contacted.
2. How much will a unit cost in the L’Îlot Angus project?
Under our agreement with the Société d’habitation du Québec (SHQ), as well as with the Canada Mortgage and Housing Corporation (CMHC), rents will not increase significantly, if at all, until 2032. After this period, rent increases will be indexed according to the rates established by the Tribunal administratif du logement (TAL).

3. Can I reserve a unit now?
We are not currently accepting unit reservations. We invite you to register on our interest list to be among the first to be notified when leasing begins. You can do so by providing your contact information through the form available on this website.
4. When will the first tenants be able to move in?
The first tenants will be able to move in at the end of 2027. The SDA has all the necessary expertise and works with the right partners to deliver projects on time. There may always be factors beyond our control, but we are determined to deliver as quickly as possible.
5. How will the units be allocated?
We will first contact the people registered on our interest list when the time comes to begin leasing, and provide them with all relevant details. You can register now using the form available on this website.
6. Where is the L’îlot Angus project located?
The units will occupy two lots located in the Technopôle Angus eco-district. They will be located on the east side of Molson Street, south of Mont-Royal Avenue and across from the À pas de géant centre and 4500 – 4600 Molson.
7. What unit sizes will be available?
- 1 bedroom (3½): 606 sq. ft.
- 2 bedrooms (4½): 846 sq. ft.
- 3 bedrooms (5½): 1,060 sq. ft.
8. How many units will there be of each type?
- 3½: 121 units
- 4½: 134 units
- 5½: 95 units
9. What is included in the rent?
Nothing. The rent does not include any other costs: parking, electricity, Internet, furniture, appliances, etc.
10. Will parking spaces be available?
Yes, 225 vehicle parking spaces and 700 bicycle parking spaces will be available in the building’s underground parking area. Additional monthly fees will apply.
11. Will smoking cigarettes or cannabis be permitted in the units?
Smoking cigarettes or cannabis will not be permitted inside the units, on the balconies or in the building’s common areas. Smoking will be permitted outdoors, more than nine metres from the building entrances.
12. Will pets be permitted in the units?
Yes, within the limits established by municipal regulations.
13. Will there be connections for washers, dryers and other appliances in the units?
There will be washer and dryer connections in the two- and three-bedroom units (4½ and 5½). There will be none in the one-bedroom units (3½). A laundry room reserved for tenants will be located on the ground floor of the project.

14. Will any services be included in the L’îlot Angus project?
The L’îlot Angus project is an affordable housing project. In order to maintain rents at the levels established under our agreement with the Société d’habitation du Québec, no services will be included in the project.
15. Will there be a central vacuum system in the apartments?
There are no plans to install central vacuum systems in the units.
16. Will storage spaces be available in the buildings?
Yes, storage spaces have been planned. Additional fees will apply for these spaces.
17. Will community spaces be available in the buildings?
No community room or playroom is currently planned.
18. Will it be possible to sublet the unit for a short- or long-term stay?
Subletting, including through Airbnb or similar platforms, will be strictly prohibited. Given the affordable nature of the project, a zero-tolerance policy will be enforced. In the event of a violation, reports will be made to Revenu Québec, which could result in significant financial penalties and termination of the lease.
19. Will tenants be able to choose their own Internet and telephone service provider?
We will work with a single service provider for affordable Internet and landline telephone services. Tenants will therefore benefit from a reduced rate compared with those offered on the market. The provider has not yet been selected.
20. Will electric vehicle charging stations be available in the parking areas?
A limited number of parking spaces will have an electric vehicle charging station. Additional fees will apply for the use of the charging stations.
